Landlord report highlights strong housing performance

Our housing service is continuing to deliver strongly for residents, outperforming Scottish averages in key areas of tenant satisfaction, repairs, and value-for-money rents, as highlighted in the latest Scottish Housing Regulator’s (SHR) Landlord Report.

Key achievements include:

  • Affordable rents: Average weekly rent of £80.87, below Scotland’s average of £91.80.
  • Tenant satisfaction levels: 86.6% satisfaction rate, exceeding both the national (86.5%) and local authority averages (80.3%).
  • Repairs performance: Emergency repairs completed in 2.8 hours on average, compared to the Scottish average of 4 hours. Time taken to complete non-emergency repairs was 6.8 days compared to the Scottish average of 9 days and the Scottish LA average of 10 days.
  • Tenant Participation :96.8% of tenants were satisfied with the opportunities to participate in our decision making, compared to the Scottish average of 87.7%.
  • Anti-social behaviour: 95.9% of cases were resolved within agreed local targets, outperforming national and local authority averages.
  • Re-letting homes: Average re-let times rose to 35 days, due to contractor shortages and tenant refusals, but remained significantly better than the Scottish average of 56.7 days. A service review has already led to improvements, reducing re-let times to 31.9 days as of August 2024.

Michael McPake, Convener of Housing, said: "These results demonstrate our commitment to delivering high-quality, affordable housing for of tenants. I’m particularly proud of our repair times and tenant participation efforts, which ensure our residents feel heard and valued.

“Despite challenging economic times, we are continuing to deliver value-for-money rents and fast repairs. We also note areas for improvement and efforts are already underway with our housing and repairs teams working closely with our contractors to further improve timescales. Together, we’re building stronger, more sustainable communities across North Lanarkshire.”
