'Housing for Varying Needs' which means that our new build housing is designed to provide for people's different needs and circumstances. People have various housing needs and these will almost certainly change through a lifetime. The built form of all housing should be flexible enough to accommodate a range of these needs. Housing for Varying Needs is a design guide to achieve a degree of flexibility, suit people of different abilities and be fit for purpose.

  • Step free access on ground floor properties
  • Wider door openings
  • Electrical switches and sockets at accessible locations and heights
  • Handrails on stairs
  • Bathrooms able to be adapted into wet rooms
  • Handles on all doors designed for maximum ease
  • Lever handle taps
  • Strengthened joists for future hoist installation

'Secure by Design' is a Police initiative to design out crime through accreditation of security standards as part of the planning process. Designing out crime reduces the vulnerability of a property to crime by correcting risks such as poor lighting and vulnerable car parking that may be designed inadvertently in our environment over time. Some of design elements included in our new build houses are:-

  • Rear fencing at 1.8m high
  • Improved surveillance by designing windows that overlook common areas
  • Improved door and window specifications
  • Design out dark recessed areas
  • Door viewers

Sustainable Urban Drainage Systems (SUDS) is a legal requirement on all sites and requires us to manage rain water in a more sustainable way. Drainage from the houses will continue to be drained into the existing system but rain water will be directed to what is called a SUDS basin located at the lowest part of the site.

Although we have achieved a high specification, this is continually accessed and improved in line with the councils capital programme and feedback from tenants. Some standard specification items are:-

  • Decoration throughout
  • High quality fitted kitchens with non-slip flooring
  • High quality bathroom fitments with non slip flooring
  • Eco rated condensing boilers

  • Turfed and paved garden areas
